Affordable Real Estate in Boquete

When you look on real estate websites for Boquete, you’ll find a lot of houses in the $300,000 to $600,000 or even $900,000 range. There are a lot of expensive homes for sale in Boquete. We’re often asked if there is any affordable real estate in Boquete. The answer is absolutely! The more affordable houses are often for sale by owners and not listed on real estate websites. They are usually sold by word-of-mouth advertising.

Last year, a friend sold their furnished two-bedroom two-bath house for $180,000. Another couple I know sold their furnished two-bedroom house in Portrerillos for $225,000! None of these houses were listed with real estate agents or on a real estate website or advertised on Facebook. They both sold in less than a week!

COMPLETELY FURNISHED

Many houses for sale in Panama come completely furnished. They even have all pots, pans, dishes, sheets, towels, yard tools, etc. This makes it possible for you to move to Panama without the added expense of shipping a container to Panama.

Here’s an example of an “off-market” (not listed) house on the market now for $220,000 in the gated community of Boquete Canyon Village. Once people see this email, it will probably sell in a week because it is so well furnished and priced right!

This extremely well-maintained property is situated in the very desirable gated community of the Boquete Canyon Village development. This friendly and safe location boasts unrivaled views and excellent infrastructure. This ideal setting is located conveniently between the lovely tourist area of Boquete and the larger shopping area of David.

The two-story fully furnished townhouse has two upstairs bedrooms, each with an en suite bathroom and a half bath on the ground floor.

A large carport for one car and additional space behind allows for off-street parking.

There is a large, open-plan lounge/dining area, with a large open kitchen with a long breakfast bar.

Ample storage and cabinets not found in many homes are plentiful and granite countertops provide finishes of the highest quality.

The property has a well-maintained lawn with many flowering plants and fruit trees and stunning views of the mountains from the small private balcony off the master bedroom

Imagine waking up to the view!

The home is situated at the end of a nice, quiet part of the community, with minimal traffic in this area, which makes it safe for walking and cycling.

The mountain views are stunning, both from the rear patio and from the private balcony off the master bedroom.

A large walk-in closet in the Master bathroom and double sinks and shower add to the long list of amenities.

There is a dedicated laundry off the kitchen, equipped with a large sink, washing machine, and dryer.

There is air conditioning in the living area and Master bedroom and ceiling fans in the kitchen, living area, and both bedrooms.

There is also a triple filter UV water filtration system, Furtec security screens, and Arlo video camera security.

Underground electric utilities and high-speed fiber-optic cable/internet are available. Community water supply is provided for no additional monthly fee and this townhouse has a backup water tank. Clubhouse for community gatherings includes a pool and gym for an additional fee. HOA fees are only $120 a month and include 24/7 security and maintenance of the public garden area.

Corporation Taxes and declarations are current, free and clear. Panama property taxes are not due until 2033. You read that right – NO PROPERTY TAXES!

The total footage is 1851. sq foot which includes a terrace, carport, and upstairs balcony. Living space: 1417. It seems much bigger because of the spacious open floor plan.

This property is about 10 minutes south of Boquete. The weather is a bit warmer than downtown Boquete which is perfect for those who consider Boquete to be too cold. The location makes it faster to get to David to the Pacific Ocean beaches. There is a well-stocked grocery store and hardware store just a few minutes from the house.

Come see how you can live better for less in Panama!

If you’re interested in this house, send an email to [email protected] The owners asked that I not publish their email or phone number here.

The sellers will NOT work with a real estate agent. They want to avoid the 6% commission which would make it necessary to increase the price.

This house is such a good value and great location, I’m sure it will sell before the end of the month. The seller’s attorney can prepare the purchase contract and take care of closing.

It is not available for rent. This is a cash sale. No seller financing is available. It’s way too hard and time-consuming to try to get bank financing.

If you’re an investor, this would make an ideal investment property to rent out.

What if I would like to rent now and buy later ?

    • Jackie Lange says

We recommend that you rent in the area you are interested in for at least 6 months before you buy

Yes please, more house for sale ” off market ” would really be appreciated by many.

  5. Jason Wicks says

Can’t even imagine what it would feel like to pay around $200k more than you should have if you went through a dodgy agent. I don’t think I’d ever recover from it.

    Jackie,
We understand that to acquire a Pensianado Visa we need to have a living address to provide with the application. This limits the time to find a house and apply unless we plan on living in a B&B or hotel for an extended period while we look for a house to rent/lease.
Is there an online ‘bulletin board’ for ‘unlisted’ houses in the Volcan / Boquete region, or other areas? It would be nice to have one area to look at before we get down there.

    • Jackie Lange says

There is no “one stop shop” for rentals. Your attorney can usually help you with a lease agreement to qualify for the visa
